Phase
II ESA:
If the results of a Phase I ESA indicate
the presence of contaminants, more in-depth testing
of the subject property is recommended. The Phase
II ESA is a more detailed process, designed to
gather empirical data on the specific property.
In conjunction with specialized environmental
professionals, physical sampling of soil, groundwater,
air and materials on the specific property may
be conducted. A detailed analysis of the collected
materials will be performed in order to determine
the degree and nature of contamination present.
From the information gathered by the site testing,
a determination can be made as to the necessity
and the degree of remediation that would be required
to return the specific property to a more environmentally
sound condition. Determination can also be made
as to any improvements or structural alterations
that could be made to protect the site from potential
contamination by activities conducted on adjacent
properties.
